West Palm Beach Warehouses for Sale
West Palm Beach has the largest industrial inventory in Palm Beach County, so it is where most warehouse buyers start. The listings published on this website are for lease. A purchase search covers sale options that are publicly marketed and options that are not posted here. Tell me the size, whether your business will occupy the building or you are buying it as an investment, and your timing, and I will come back with current sale options.

This page is for buying a warehouse or industrial building in West Palm Beach. It is not a list of buildings for sale. For leasing, see the West Palm Beach industrial page.

Where buyers look in West Palm Beach
West Palm Beach sits at the intersection of I-95 and the Florida Turnpike, with Palm Beach International Airport minutes from most industrial parks. The parks along Military Trail and Australian Avenue hold the older, smaller buildings that owner-users want; the corridor west of the Turnpike holds the newer product. Downtown's development, including the Brightline station and new office towers, keeps pushing service businesses west into those industrial corridors, which is why vacancy in the small-bay parks stays low.
What the market data means for a buyer
- Older buildings are full. Buildings completed before 2000, about 70% of the county's inventory, sat at 3.7% vacancy in Q3 2026, while product delivered since 2020 sat at 31.1% (CBRE, Palm Beach Industrial Figures, Q3 2026, October 7, 2026). The building an owner-user wants is usually occupied, and its owner is not advertising.
- Small buildings are the tight end. Palm Beach County buildings under 100,000 SF were about 4.1% vacant, against roughly 19% for the buildings over 100,000 SF, and 85% of the last two years' leasing happened in deals under 20,000 SF (Ironmark, Palm Beach Industrial Market Report, Q2 2026).
- West of the Turnpike is not cheaper. That submarket ran 3.4% vacant at an $18.40/SF NNN average asking rent (Ironmark, Q2 2026). For an investor, that is the rent a stabilized West Palm Beach building competes against; for an owner-user, it is what you stop paying.
What this adds up to: in West Palm Beach a purchase search is mostly an off-market search. The buildings that fit are occupied, and the conversation with their owners starts before anything is listed.
Owner-user or investor
Owner-user
Your business occupies the building. You are buying location, clear height, power and loading for the next ten years, and you can usually use SBA 504 or 7(a) financing for a building you will occupy. The county purchase page explains both programs in general terms.
Investor
You are buying income. In West Palm Beach that means underwriting against the asking rents above, the tenant's remaining term, and what it would cost to re-let a small bay in a 3.7% vacancy market. The industrial market guide covers rents, vacancy and construction for the county.
What to check on a West Palm Beach building
- Zoning. Inside city limits the City of West Palm Beach code governs; unincorporated parcels fall under the county's Unified Land Development Code. The warehouse zoning article explains the industrial districts and what each allows.
- Clear height and loading. The clear-height guide and the loading-dock guide explain what the numbers mean for your operation.
- Power. What service is in the building and whether three-phase is present; the three-phase power article covers it.
- Flood zone, roof, slab, environmental and title. The standard due-diligence items; a survey and a Phase I review before the inspection period ends.

Questions West Palm Beach buyers ask
Are West Palm Beach warehouses for sale listed on this page?
No. The listings published on palmbeachwarehouses.com are for lease. This page explains a purchase search in West Palm Beach. Use the form to ask about on-market and off-market sale options; sending it does not mean a specific building is available.
Why are small, older warehouses in West Palm Beach so hard to buy?
Because they are full. Buildings completed before 2000 sat at 3.7% vacancy in Q3 2026 while product delivered since 2020 sat at 31.1% (CBRE, Palm Beach Industrial Figures, Q3 2026, October 7, 2026). Owners of occupied older buildings rarely list them, so most of those sales are found, not advertised.
Where in West Palm Beach do warehouse buyers look?
Along the I-95 and Florida Turnpike corridors and the parks off Military Trail and Australian Avenue, minutes from Palm Beach International Airport. The West of Turnpike submarket ran 3.4% vacant at an $18.40 per square foot NNN average asking rent (Ironmark, Palm Beach Industrial Market Report, Q2 2026), which is the tightness a buyer is competing with.
Should my business buy or keep leasing in West Palm Beach?
It depends on how long you will stay, whether the building fits for that long, and the financing. Owner-user purchases commonly use SBA 504 or 7(a) programs; the county purchase page explains both in general terms. Leasing keeps flexibility, and tenant representation costs the tenant nothing.
What should I check before offering on a West Palm Beach warehouse?
Zoning and permitted use under the City of West Palm Beach code or the county code for unincorporated parcels, clear height, electrical service, loading, FEMA flood zone, roof and slab condition, an environmental review, and title. The county page lists each item with links to the relevant guides.
