Palm Beach County Warehouses for Sale

West Palm Beach has the largest industrial inventory in the county, and buyers also look in Riviera Beach, Boca Raton, and the other industrial cities along I-95 and State Road 7. This page is for buying a warehouse or industrial building. It is not a list of buildings for sale.

The spaces published on this website are for lease. A purchase search covers sale options that are publicly marketed and options that are not posted here. Sending the form starts that conversation. It does not mean a specific building is available.

How buying a warehouse in Palm Beach County works

Most buyers are either an owner-user or an investor. The building, the financing, and the questions change with that choice. Zachary Vorsteg is a Florida-licensed real estate sales associate (SL3603483) with Cornerstone Realty. Purchase searches are handled through Cornerstone Realty.

Owner-user

An owner-user is an operating business buying the building it will occupy. The business is the user, not only an investor. Lenders, including SBA programs, usually want to know how much of the building the business will occupy. Confirm the current occupancy test with the lender before you treat a loan program as available.

Investor

An investor buys for rent or resale, often with a tenant in place or a plan to lease the building. The review is the lease, the tenant, the expenses, and the loan. The Palm Beach County industrial market guide describes lease rates, vacancy, and construction. It is leasing context. This page does not add sale prices or cap rates.

If you are still deciding between a purchase and a lease, say that on the form. The lease path is the how-to-lease guide and the city pages linked below. If you already own a building and want to sell it, use Sell Your Property.

  1. Decide whether the business will occupy the building or you are buying it as an investment.
  2. Set a size range and the cities you will actually use.
  3. Write down the items you cannot compromise on: zoning, clear height, power, loading, and flood zone.
  4. Send the form or call. The next step is a search, not a listing on this page.

What to check before you offer

These are the items that decide whether a warehouse works, before price. None of them is a substitute for the survey, inspection, environmental review, or title work on a specific contract.

  • Zoning and permitted use. The operation has to be allowed on that parcel. This site's warehouse zoning article walks through Palm Beach County industrial districts, including IG, IL, and IC. Confirm the parcel with the city or the county before you close.
  • Clear height. Clear height is the open vertical space under the lowest obstruction. It decides racking, mezzanines, and what equipment fits. The clear-height guide explains what 16 ft, 24 ft, and 32 ft ceilings mean.
  • Power. Ask what electrical service is in the building, including whether three-phase power is present if the equipment needs it. Verify the panel and the utility account. Do not rely on a flyer.
  • Loading. Dock-high doors and grade-level doors serve different trucks. Door size, the approach, and room for trailers matter as much as the door count. The loading-dock guide covers types and heights. The industrial market guide says dock-high buildings are most concentrated in West Palm Beach and Lantana, and that Delray Beach light industrial is mostly grade-level.
  • Flood zone. Check the FEMA flood zone and what it means for insurance and the lender. Palm Beach County includes coastal and inland property. A building west of I-95 is not automatically outside a flood zone.
  • Condition and title. A survey, an environmental review, the roof and slab, and a title commitment are ordinary parts of a commercial purchase.

Financing, in general

Owner-users often compare a conventional commercial mortgage with two SBA programs. This is a description of those programs, not a rate quote and not a loan offer from Cornerstone Realty.

SBA 504

SBA 504 financing is commonly used for major fixed assets such as owner-occupied commercial real estate. A typical structure is a bank loan, a loan from a certified development company, and a borrower down payment. Occupancy and other eligibility tests are set by the SBA and the lender, and they change. Ask the lender whether your business and the building qualify.

SBA 7(a)

SBA 7(a) is the SBA's main general-purpose loan program. It can be used for real estate along with other business needs. The lender applies the current SBA rules to the borrower and the property. Terms are not set on this page.

These programs are built for operating businesses that will occupy the property. A passive investor purchase is usually financed with conventional commercial debt instead. Talk to a lender before you assume either program fits a specific building.

West Palm Beach and the other industrial submarkets

The city pages describe each industrial area and show space for lease when a lease is listed. They are the place to learn the submarket. They are not for-sale inventories. Use the form above to ask about buying in any of them.

West Palm Beach

Largest industrial inventory in the county. The market guide describes it as the largest submarket, with 3PL, distribution, and medical users, and as one of the two places where dock-high buildings are most concentrated.

Riviera Beach

The city page describes Port of Palm Beach access, I-95, and a Foreign Trade Zone at the port. It is the submarket the site associates with port-related logistics and international trade.

Boca Raton

The city page describes newer flex and light industrial space and higher rents than West Palm Beach. The market guide associates the submarket with tech, aerospace, and life sciences users.

Delray Beach

A smaller industrial market than West Palm Beach, with I-95 access. The market guide describes flex and light industrial users and says the light industrial buildings are mostly grade-level.

Boynton Beach

The city page points to the Congress Avenue corridor, Class A flex, and Quantum Park. The market guide describes regional distribution and e-commerce users.

Lake Worth

The city page describes I-95 access, established industrial parks, and a value-oriented alternative to Boca Raton.

Lantana

The city page describes the North Broadway corridor and I-95. The market guide describes Class B and high-cube space and groups Lantana with West Palm Beach for dock-high buildings.

Jupiter

Northern Palm Beach County. The city page centers the market on the Pine Glades logistics hub.

Royal Palm Beach

Western Palm Beach County. The city page describes newer flex and warehouse buildings along State Road 7, with less congestion than the coastal markets.

All nine city pages are also listed on the locations index. Lease-market numbers, when you need them, are in the industrial market guide and on the market report request page.

Questions buyers ask

Are warehouses for sale listed on this page?

No. The property listings published on palmbeachwarehouses.com are for lease. This page explains a purchase search in Palm Beach County, including West Palm Beach. Use the form to ask about on-market and off-market sale options. Submitting it does not mean a specific building is available.

What is the difference between an owner-user and an investor?

An owner-user buys a building for their business to occupy. An investor buys for rental income or resale, often with a tenant in place. Financing, including SBA programs, generally follows that occupancy plan. Say which one you are on the form.

What should I check before offering on a Palm Beach County warehouse?

Check zoning and permitted use, clear height, electrical service, loading (dock-high or grade-level), the FEMA flood zone, and ordinary condition and title work. The sections above link to this site's zoning article, clear-height guide, and loading-dock guide.

Can SBA 504 or 7(a) financing be used to buy a warehouse?

They are SBA programs that lenders use for qualifying business real estate. SBA 504 is commonly used for fixed assets such as an owner-occupied building. SBA 7(a) is a broader business loan that can include real estate. A lender decides whether a borrower and a building qualify. This page is not a loan offer and does not quote rates.

Where in Palm Beach County do warehouse buyers look?

West Palm Beach has the county's largest industrial inventory. Riviera Beach is the port submarket. Boca Raton, Delray Beach, Boynton Beach, Lake Worth, Lantana, Jupiter, and Royal Palm Beach each have their own industrial areas, described on the city pages linked above. Name the cities you will consider on the form.

I want to sell a warehouse. Is this the right page?

No. This page is for buyers. Owners who want a valuation or a sale listing should use Sell Your Property.
