What moved in Q3 2026
- Vacancy rose to 9.0%, up 90 basis points from Q2 and 50 from a year earlier, driven by the full delivery of The District in Boynton Beach (520,000 SF, nearly 81% still available). Outside Boynton Beach, vacancy fell in nearly every submarket.
- Average asking rent rose to $14.45/SF, up 4.9% in the quarter and 4.3% in a year, its highest point in three years, partly because The District asks over $20.00/SF.
- Leasing picked up. New leasing rose 47.1% from Q2, and net absorption turned positive at more than 85,000 SF for the quarter.
- Little new supply is coming. Just over 400,000 SF was under construction, all expected to deliver by year-end, and Cushman & Wakefield expects vacancy to trend down over the next 12 to 18 months.

Why the space you tour may ask more than the average
These are square-foot-weighted averages across all 44.6 million SF of tracked industrial buildings, including large distribution and manufacturing space. A 1,500 to 5,000 SF bay in a multi-tenant park is a different product, and it often asks more per foot: the West Palm Beach listings on this site currently ask $18.50/SF and up (see them). Use the averages to judge whether an asking rent is high for its submarket, then compare clear height, doors, power and office share before you negotiate.
Two more things change the monthly number: operating expenses billed on top of net rent (read the NNN lease guide), and concessions such as free months or improvement allowances, which are easier to win where vacancy is high, such as Boynton Beach and Jupiter today.

Palm Beach County warehouse rent: common questions
How much does it cost to rent a warehouse in Palm Beach County?
The countywide average net asking rent was $14.45 per square foot per year in Q3 2026 (Cushman & Wakefield). That is about $3,010 a month for 2,500 SF and $6,021 a month for 5,000 SF in base rent, plus operating expenses.
Which Palm Beach County city has the cheapest warehouse rent?
Jupiter, at a $10.62/SF average in Q3 2026, with 21.4% vacancy. Riviera Beach ($14.74/SF) and West Palm Beach ($15.60/SF) were next.
Which city has the most expensive warehouse rent?
Lake Worth, at a $23.71/SF average, but only 40,853 SF was vacant there, so that figure reflects very few spaces. Boca Raton averaged $18.25/SF.
How much is a 5,000 square foot warehouse per month in Palm Beach County?
About $6,021 a month in base rent at the $14.45/SF county average, ranging from about $4,425 in Jupiter to $9,879 in Lake Worth at their averages.
Does the average rent include NNN charges?
No. Cushman & Wakefield reports net asking rent. Taxes, insurance and common-area costs are usually billed on top, and they vary by building.
Can I rent a warehouse in Palm Beach County for under $1,000 a month?
Rarely as a stand-alone bay. At the $14.45/SF county average, $1,000 a month covers about 830 SF of base rent, and small units usually ask more per foot. Sharing a bay, a sublease or a small flex suite are the realistic routes.
Note: Averages are weighted net asking rents per square foot per year as published by Cushman & Wakefield for Q3 2026. They are not quotes for a specific building. Net rent excludes operating expenses (taxes, insurance and common-area costs), which most industrial leases bill on top. Monthly figures are base rent only: square feet times the annual rate, divided by 12.
